Job Details: Participate in the development of the property budget and maintain performance according to this budget Identify ways to improve property performance and service delivery to achieve increased NOI Oversee Leasing Manager, Accounts Manager, Assistant Manager and Maintenance Supervisor as well as a staff of Community Assistants Become an expert on local market competition and complete surveys of performance Attract residents by advertising vacancies; obtaining referrals from current residents; explaining advantages of location and services; showing units Accomplish financial objectives by collecting rents; paying bills; forecasting requirements; following annual budget; scheduling expenditures; analyzing variances; initiating corrective action Maintain property by investigating and resolving resident complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with vendors, including landscaping, pool, and snow removal services Maintain building systems by contracting for maintenance services; supervising repairs Update job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
