Absentee landlord of a mobile home park in Zebulon looking for a personable, proactive property manager who is attentive to detail, organized and has a passion for developing efficient automated processes.

Responsibilities include:
Regular communication with owner to include updates on rent collection, repairs, and any other issues
When a unit is vacant
Send pictures to owners along with list of repairs needed to rent the home
Discuss repairs wih owner and assist in finding contractor
On the rare occasion it is needed, help shop for a mobile home to to place in an empty lot in the park or to replace an older home. Also help with hiring and overseeing the contractors who will hook up the mobile home.

Draft advertisement for home and post to mhvillage, craigslist, etc
Get leases signed
When a new tenant moves in
Meet with new tenants and provide keys to home
Go over park rules verbally and provide copy of park rules
When a contractor is to be hired
Assist with finding reasonably priced contractors and getting 2-3 estimates for major work
Work towards having a preferred list of contractors
Seek owner approval prior to hiring a contractor
Be prepared to meet with contractor when warranted
Check on contractor’s work and send pictures when requested by owner
Water samples
Keep track of water collection schedule and submit samples in a timely manner
Complete yearly Consumer Confidence Report as required by the county
Complete yearly tax Report
Regulary drive-bys
Drive by all units at least 3 times a month. One drive-by must be after 7pm in the evening to get a better idea about the number of cars parked overnight and/or tenants staying overnight
During drive-bys write a report and take pictures of any lease violations to include unmowed lawns, yard clutter, number of cards, cars parked outside of designated spot, shape of the house, septic tank issues, pets, noise, troublesome/disruptive tenants, etc…
Rent collection
Collect rent on the 5th, 10th and 15th of each month (At a minimum)
Hand deliver or send written notices each month to tenants who have not paid by the 5th
Rent Roll
Periodically update tenant names, phones and email addresses
Evictions
Keep electronic copies of leases and notices sent to tenants
File for evictions and go to court as needed
Accounting
Keep track of collected rent, late fees, rental application fees, expenses and taxes. Use of accounting and/or property manager software such as Property Boss is preferred
Send monthly report of rent roll, expenses, petty cash to owner and send electronic copy of all receipts and invoices for tax purposes.
